Business Park expansion finalized, waiting period over

A massive 1,100-acre expansion to the city of Patterson, approved by the Stanislaus Local Agency Formation Commission in early December, passed a 30-day waiting period set aside for legal challenges and has now become part of the city’s limits.

City Manager Rod Butler confirmed last week there were no legal challenges to the annexation of the land, which will increase the city’s footprint by some 30 percent.

The land will be used for commercial and industrial purposes.

The city of Patterson was lauded for their efforts in attracting businesses and working to bring jobs within their district by LAFCo.

Due to these efforts and the size of plots necessary to create a larger industrial area, LAFCo — an agency chartered to deal with land-use for Stanislaus County — unanimously approved the West Patterson Business Park expansion despite staff recommendations to sink the project in December over concerns of water usage and agricultural land use.

The expansion has two main park components, the Arambel Park and the KDN Business Center.

The 948-acre Arambel Park will now focus on light industrial businesses, similar to those already in the West Patterson Business Park, including CVS and Kohl’s distribution centers. The 104-acre KDN center is planned for retail use.

The expansion encompasses land west of Rogers Road, east of Interstate 5, south of Zacharias Road and north of Sperry Avenue.

Most of the area is farmland and would continue to be farmed until developed, even after annexation.

Developer and farmer Jeff Arambel said the project will bring about approximately 10,000 jobs with $3.1 million in net revenue to the county and another $3.5 million annually to the city of Patterson.

With all of the available land from the project coming into play this year, Internet retailers looking to compete with are now knocking at Patterson’s door.

Government officials as well as real estate developers are confirming that at least two major Internet retailers, or ‘e-tailers’ as they are sometimes called, are looking to locate in Patterson.

Officials are reluctant to name one business that is currently shopping for twin distribution centers — which will encompass one million plus square feet within Patterson — at this time.

The second business shopping for a location to set up roots in Patterson has remained anonymous to government officials and developers, much like did in its early stages of development.

Deputy City Attorney Doug White said in a December City Council meeting that as much as 5 million square feet of distribution center building space could be at stake and Patterson is in direct competition with its rival 26 miles to the north, Tracy.

Lets see where the water for this massive development is going to come from. There is currently a lawsuit over ownership of a well that is supposed to supply this development. As it is, taxpayers might end up subsidizing the roads and infrastructure of this project.

This development has nothing to do with the well that is currently being litigated over. The Modesto Bee article was incorrect.
